What we get called for
Common drain problems
Most calls start with one of these six. Each one points to something different inside the line, which is why the fix is not the same every time.
Kitchen drain problems
Grease and food waste cause stubborn kitchen pipe clogs that plungers can’t reach.
Bathroom drain problems
Hair and soap build up in drains, causing stubborn clogs that may require stopper removal.
Slow drains
Water takes longer and longer to clear. The line is narrowing, not blocked yet.
Recurring clogs
It clears, then comes back within weeks. Something upstream was never removed.
Standing water
Water sitting in a sink, tub or floor drain means the line is fully blocked.
Drain odors
A smell with no obvious source usually traces back to buildup, a dry trap or a vent.

Worth knowing
Why professional drain cleaning?
Store-bought cleaners and a plunger can open a narrow channel through a blockage – enough for water to move again for a week or two. The buildup around that channel stays exactly where it was, which is why the same drain slows down again.
Cleaning the line properly means removing what is on the pipe wall along the whole run, then working out why it collected there: a poor slope, a damaged section, a venting issue or a fixture that was never draining fully. That is the difference between a drain that works today and a drain that stays working.
Chemicals and a plunger
- Opens a channel, leaves the buildup behind
- Slow drainage returns within weeks
- Hides the real cause until it's worse
The temporary fix
Professional drain cleaning
- Clears the full run, not just a path through it
- Identifies the underlying problem
- Flow tested, then warrantied for a year

Questions
Drain & fixture FAQ
If water is slow more than once, if a clog comes back after you clear it, or if more than one fixture is affected, the line has buildup that needs to be removed properly rather than pushed through.
They open a channel through a blockage without removing it, so the drain usually slows again. Repeated use is also hard on older pipes and fixture components. Tell us if you've used them so we know what we're working with.
Because the cause is still there. It may be buildup further along the run, a section that doesn't drain at the right slope, a venting problem, or a fixture that never emptied fully. Part of the visit is finding out which.
Repair when it makes sense, replacement when it doesn't with an honest recommendation either way, and the price for both before you decide.
Usually buildup inside the line, a trap that has dried out, or a venting issue. When there's no obvious source we can smoke-test the system to find where the odor is escaping instead of guessing.
